Description: BCJ and Oak Hill Residents Council have worked together in partnership since 1998 to transform the former Aliquippa Terrace public housing project into the Oak Hill Community. This will be the sixth project the partnership will develop as part of its work to create a sustainable, inclusive and mixed-income neighborhood. Oak Hill Commons will add a newly constructed, commercial building on a 1.87 acre site along Oak Hill Drive. The Oak Hill Commons development will be located on a Ground Lease from the Housing Authority of the City of Pittsburgh as outlined in the Master Development Agreement between the HACP and BCJ Partners. The building is located in the heart of the community adjacent to the Wadsworth Hall community center and recreation complex, the existing Matilda Theiss Community Health Center and the new “Town Center” park. It addresses several critical goals of the community:  Add a diversity of uses and vitality to the new “Town Center” of the Oak Hill community  Provide retail convenience shopping on site, including fresh foods  Create new connections to the University of Pittsburgh to provide employment and educational opportunities as well as the potential to participate in programs to promote healthy lifestyles for Oak Hill residents  Built & operated to Enterprise Green Community and LEED standards The Oak Hill Commons building will be comprised of approximately 24,238 sq. ft of which approximately 21,377 will be Office and 2,861 Retail. The University of Pittsburgh leases the office space for its use on a triple net basis and, as a community benefit, the University will pay the base rent for the community retail space. This University financial commitment will make the retail viable at this location.
